El Centro Towncenter II
EL Centro Town Center consists of the development and management of four commercial buildings, at approximately 25,409 square feet of commercial space, which will be leased to retail, office and restaurant tenants. The new development will initiate a Phase II expansion of the existing busy shopping center adjacent to the site, known as El Centro Town Center.
The project site is located in El Centro’s commercial retail district, near existing major retail anchors including a Wal-Mart Supercenter, Target, Lowe’s, Costco and Food 4 Less. Adjacent to a current commercial center, the subject property is located on the last piece of prime undeveloped commercial land in the City of El Centro. It is directly accessible from the north/south arterial Highway 86 (Imperial Avenue), which is a designated NAFTA highway and has the highest daily traffic counts in the county (56,500 ADT). The site is minutes from a junction with Interstate 8, which links with San Diego and Phoenix, Arizona.
The entire El Centro Town Center is a mixed-use center featuring all property types. The 330,000 SF of retail space will take advantage of the commerce driven by the downtown density while the 20 acres of office warehouse area is being developed in order to meet the increased demand pressures on the region’s consumer and industrial industries. The site layout plans to place the major anchor tenant behind a strategically designed series of retail building, thus providing maximum exposure for its front retail outparcels.
Delano Marketplace
The City of Delano is located 30 miles north of one of the fastest growing metropolitan statistical areas (MSA) in the United States. Regionally, the city is located between San Francisco, Fresno, Bakersfield and Los Angeles, making it a natural industrial hub. Most importantly is that the city's center is located along Highway 99, one of the state's main north and south corridor to Central California. This prime location gives the site tremendous advantages with direct freeway access and visibility from one of the state's busiest highways.
Delano Marketplace is slated as the largest development in the city. The Super Regional Center will meet the current retail demand in the surrounding region, which includes several cities located within a 15 mile radius. The Delano Marketplace will also add to the total local employment within the City of Delano in the northern Kern County region. Delano Marketplace will also include a master planned multi-family residential community providing over 1000 units along with a landscaped park for residents to participate in daily recreational activities.
